Property Manager - Progress Property Group

Progress Property Group, Inc. is seeking a dedicated, energetic, and experienced Property Manager to oversee the daily operations of our 174-unit residential community in Cottleville, MO, and some commercial space.   

Salary Range: $65,000 - $70,000 + bonus

Benefits Include:  401K, medical, PTO, etc.

 JOB SUMMARY:  Responsible for leasing, marketing, and maintaining all residential properties.  Responsible for all day-to-day operations, overseeing and enhancing the value of the property.

Job Responsibilities:

Financial

  • Ability to understand financial goals, operate asset in owners’ best interest in accordance with Policies & Procedures Manual
  • Maintain accurate records of all community transactions and submit on timely basis (i.e. rent rolls, delinquency reports, move-in/move-outs, etc.)
  • Prepare annual budgets and income projections in a timely and accurate manner
  • Generate necessary legal action, documents and process in accordance with State and Company guidelines
  • Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.
  • Ensure that A/P invoices are submitted to accounting for payment.

Leasing

  • Ensure property is rented to fullest capacity
  • Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.
  • Represent the company in a professional manner at all times
  • Greet prospects and qualify by covering all criteria.
  • Conduct professional showings and present property.  Apply product knowledge to client needs  by communicating features and benefits; close the sale
  • Immediately record all telephone and in-person visits on appropriate reports
  • File guest cards and maintain according to established procedures
  • Inspect models and available “market ready”units to ensure they meet company standards
  • Monitor on-line applications
  • Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements
  • Process applications for approval.  Secure new resident’s signatures on appropriate paperwork prior to move-in.  Orient new residents to community.
  • Ensure apartment is ready for resident move-in on agreed date
  • Immediately follow up on prospects that did not close and attempt to close sale again.

Marketing

  • Participate in outreach marketing activities on a regular basis to obtain prospective residents.
  • Existing resident outreach
  • Develop and distribute newsletters, pamphlets, flyers, etc.
  • Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc.
  • Manage web site and make sure all features are functioning and up to date.  Make sure current promotions are displayed correctly.  Develop ways to increase web site traffic.
  • Maintain prospect data base and do post card and Email marketing.
  • Manage and maintain social media.  Make regular and effective posts keeping in mind content is important.

  • Internet advertising ( i.e. Google Ads)
  • Monitor and manage Internet Listing Services , paid (i.e. APARTMENTS.COM) and unpaid
  • Monitor and manage on-line reviews
  • Develop and manage videos (web site & You Tube)
  • Conduct market surveys and shop competitive communities.

Administrative

  • Master a complete understanding of company software
  • Assist in preparing company policies and procedures and properly maintain policy and procedures manuals.
  • Ensure all leases are prepared accurately and completely
  • Properly maintain resident files
  • Distribute all notices to residents

Resident Retention

  • Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management
  • Develop and implement resident retention programs (i.e. resident functions, special promotions, monthly newsletters, etc.)
  • Consistently and fairly implement policies of the community

Maintenance

  • Maintain community appearance and ensure repairs are noted and completed on a timely basis.  This requires regular community inspections and tours.
  • Ensure that models and market ready apartments are walked daily and properly maintained
  • Schedule maintenance and coordinate with resident
  • Ensure that all service requests are recorded and communicated properly to maintenance providers.
  • Inspect maintenance jobs to ensure completeness and quality of work
  • Continually search for service providers who provide the best service and least cost
  • Maintain maintenance logs by unit for accurate history
  • Budget and plan for routine maintenance and updates
