2025 Finance Day: Finance 101 (AM) & Budgets 101 (PM)

SLAA and NextGen is pleased to host Finance 101 and Budgets 101 in April 2025. Charisse Earhart, a well known and respected multi-family expert, will share her knowledge and experience related to managing multi-family assets including financial statements, investments, and budgets.  

Finance 101 is offered in the morning and Budgets 101 is offered in the afternoon. You can choose to attend one session for $40 each, or you can attend both for $70 (a $10 savings).  If you would like to attend both sessions, make sure you select the correct ticket to SAVE $10.00.

Finance 101: Understanding Your Financial Statements 

9:00am - 12:00pm

Learning how to understand your company’s financial reports is the first step in advancing your career!

This class will help you become proficient in reading financial statements, which includes income, expenses, cash flow, Net Operating Income, and forecasting.  Students will learn about calculating rent potential, reducing financial losses, managing lease expirations, and much more!

Budgets 101: Preparing an Effective Operating Budget

1:00pm - 4:00pm 

Whether this is your first time preparing a budget, or you are looking for additional guidance, this class is for you!

Charisse will begin with the basics of preparing a budget.  Students will learn about formulas, forecasting, ownership objectives, and the overall financial picture of multi-family properties.  Students will leave with tips on how to successfully write a strong operating budget and effectively manage their assets.


About Our Speaker

Charisse began her career as a Teaching Professional. She taught high school biology for 5 years before beginning her career in multi-family property management. For the next 25 years, Charisse was dedicated to using both her knowledge of teaching, as well as property management, to train and mentor many associates within the multi-family business. Beginning in 2013, Charisse became a Business Development Manager for United Services Disaster Restoration, now BluSky Restoration, assisting multi-family clients with emergency and disaster situations. Charisse also served as a Learning and Development Coordinator for BluSky Restoration. Charisse, now professionally retired, continues teaching classes for clients in all industries. Charisse is an instructor for both the CAM and CAPS credential programs for the St. Louis Apartment Association.

St. Louis Apartment Association Event Cancellation Policy

We understand that plans can change; however, due to the commitments
we must make with vendors and venues, the following cancellation and no-
show policies apply to all of our events:

1. Cancellation After Deadline:
The deadline to register for events is 10 days prior to the event date,
unless otherwise noted. Cancellations made after the registration
deadline will not be eligible for a refund. Once the deadline has
passed, we are unable to accommodate refunds or event credits, as
event logistics will have already been finalized.
2. No-Show Policy:
If a registered participant does not attend the event ("no-show"), they
will still be responsible for the full cost of the event. No-shows will be
invoiced for the full amount of their registration, as their space has
been reserved and event expenses incurred.
3. Events Including Meals:
For events where meals are provided, registrants who cancel after
the deadline or do not attend will still be charged the full ticket price,
including the cost of the meal. This ensures that costs associated
with pre-ordered meals are covered.
4. Substitutions:
If you are unable to attend an event, you may send someone in your
place. Please notify us of any substitutions prior to the event date.

no-show policy ensures the success of our events and helps us manage
costs efficiently for all attendees.
